4/2.5, 2500 sqft W/ 2-car garage, Pool & Jacuzzi, 5 yrs old in Vegas for $115k? WTF?
Just flew back in from a few days in Vegas looking at some residential property to flip. Get this…a few investors friends of mine (locals) work the foreclosure auction there and they pick up awesome deals all the time. Here’s one they showed me.
2500sft, 2 story, 4/2, only 5 years old, 2 car garage, privacy wall in back yard, full size pool and nice in ground Jacuzzi.
This is a nice home… and they picked it up for $115k? Yea, sold in 2006 for $394, 900. Only needed 10k in carpet, paint, etc.
So you could have a nice 2nd home for $125k? Yea! 10 minutes from the strip.
Oh and get this…a virtually identical house (but only 2100 sqf feet), sold on Jan. 6 for $160k

So why do you care about homes in Vegas?
You probably don’t, but these guys will list the house for $180k that they just bought for $115. They’ll probably take $170k for it and net some hefty flip-cash in a 2-3 month time frame.
